Commercial EPC Energy Assessors

SBEM SAP Energy Assessors - Commercial Buildings

SBEM Assessment for Commercial property and buildings will be subject to Energy Efficiency Ratings as part of the issue of Energy Performance Certificates. The methods are similar to domestic certificates, however, commercial buildings can be large and complex, hence a different method for energy use and ratings is required.

SAP Assessment otherwise known as Standard Assessment Procedure is applied to determine the SAP Rating of new build dwellings (homes) also known as "on construction" dwellings, there are two parts to the assessment of such buildings:

SBEM:

Simplified Building Energy Model - will most likely be the methodology used here. Developed by BRE for Communities and Local Government (CLG). This model demonstrates compliance with the requirements of Part L2 of the Building Regulations for new and refurbished commercial buildings.

This will also form the basis of the methodology for assessing the energy performance of most existing non-dwellings so that an EPC can be produced at the point of sale or rental.

SAP: Standard Assessment Procedure

SAP calculations for energy assessment of commercial premises could be used for simple buildings, however for large premises SBEM will be the preferred model. For SAP ratings and the role of energy assessors please refer to Energy Assessors for newly constructed dwellings

Which Assessor?
We outline what type of energy assessor you need and the methodology used in producing energy ratings:

DOMESTIC ENERGY ASSESSOR: ON CONSTRUCTION
Uses SAP (Standard Assessment Procedure) software
Produces Target Energy Ratings (TERs) at design stage (as provided by the Building Regulations)
Also responsible for full EPC when the dwelling is completed see also SAP Assessors

NON-DOMESTIC ENERGY ASSESSOR
Deals with all commercial properties (including residential converted for office or other commercial use)
Uses SBEM (Simplified Building Energy Model) software or DSM (Dynamic Simulation Modelling for very complex buildings)

OPERATIONAL RATING (OR) ENERGY ASSESSOR
Produces Display Energy Certificates (DECs), for use on larger public buildings, which detail energy consumption against agreed benchmarks.

AIR CONDITIONING SYSTEM INSPECTORS
Produce a report on the efficiency of Air Conditioning system as opposed to a Certificate.
Air Conditioning Inspectors are subject to the same accreditation regulatory regime as Energy Assessors.

SBEM SAP Training

Domestic Energy Assessors who currently hold a Diploma for energy assessment for domestic dwellings would require additional training and accreditation in the use of SBEM software and the issue of commercial property energy performance certificates and validity reports.

In addition , Air conditioning systems and boilers installed in commercial premises require inspection as part of the energy calculations.

SAP ratings make standard assumptions about a home's occupancy, the internal temperatures in rooms, heating appliance usage, and geographical location of the dwelling. Ratings are based upon costs per square metre of living space in the dwelling, and are essentially independent of dwelling size for a given built form.

The BRE Training Course for SBEM consists of:

* The EPBD National Calculation Method and SBEM - background and overview
* SBEM calculation basics and tour of the iSBEM interface
* Data collection methods and zoning rules
* Live demonstration of entering a building design into iSBEM
* Exercise: zoning buildings and collecting geometrical information for iSBEM
* Exercise: iSBEM basics, entering the geometry and building fabric details

* HVAC system choices
* Exercise: entering building services details
* Exercise: accessing and understanding the outputs and the compliance document
* Directed learning - zoning and gathering geometrical information
* Directed learning - entering building fabric and geometry
* Directed learning - entering building services provision
* Exploring options
