Which
Assessor?
We outline what type of energy assessor you need and the methodology used
in producing energy ratings:
DOMESTIC ENERGY ASSESSOR: ON CONSTRUCTION
Uses SAP (Standard Assessment Procedure) software
Produces Target Energy Ratings (TERs) at design stage (as provided by the Building Regulations)
Also responsible for full EPC when the dwelling is completed see also SAP
Assessors
NON-DOMESTIC ENERGY ASSESSOR
Deals with all commercial properties (including residential converted for office or other commercial use)
Uses SBEM (Simplified Building Energy Model) software or
DSM (Dynamic Simulation Modelling for very complex
buildings)
OPERATIONAL RATING (OR) ENERGY ASSESSOR
Produces Display Energy Certificates
(DECs), for use on larger public buildings, which detail energy consumption against agreed benchmarks.
AIR CONDITIONING SYSTEM INSPECTORS
Produce a report on the efficiency of Air
Conditioning system as opposed to a Certificate.
Air
Conditioning Inspectors are subject to the same accreditation regulatory regime as Energy Assessors.

Training

Domestic Energy
Assessors who currently hold a Diploma for energy assessment
for domestic dwellings would require additional training
and accreditation in the use of SBEM
software and the issue of commercial property energy
performance certificates and validity reports.
In addition , Air
conditioning systems and boilers installed in commercial
premises require inspection as part of the energy
calculations. |
SAP ratings make standard assumptions about a home's occupancy, the internal temperatures in rooms, heating appliance usage, and geographical location of the dwelling. Ratings are based upon costs per square metre of living space in the dwelling, and are essentially independent of dwelling size for a given built form.
